Telfair is one of the newer master-planned communities in Sugar Land, opened in 2006 on the tract the City annexed in 2004 — the old TDCJ Central Unit land. Its earliest houses are around twenty years old, which means Telfair is reaching its first roof replacement cycle right now, mostly for the first time.
Most Telfair homeowners have never replaced a roof on this house, and a fair number have never replaced one at all. That makes this the neighborhood where the underwriting arithmetic is least familiar and most consequential: a composition roof installed in 2006 or 2007 is at or past twenty years, which is where published Texas guidelines generally treat it as ineligible — and it will very often still look acceptable from the driveway.
The signal to watch is not appearance, it is granules. The Telfair land was annexed by the City of Sugar Land in 2004, before the community was developed, so unlike Greatwood and New Territory there is no split permitting history here. Roofing permits and inspections have run through City Building Standards throughout, currently under the adopted 2024 International Codes.
Fort Bend Central Appraisal District will give the year the house was built, and in Telfair's case that is usually also the year the roof went on, which makes dating unusually straightforward.
