Commonwealth was built across a tight nine-year window from 1987 to 1996, which makes it one of the cleaner age cohorts in Sugar Land. Those houses are now on a second roof, most of them installed in the 2000s or early 2010s — which is to say, right at the point where the calendar starts to matter more than the condition.
Commonwealth's houses went up within a few years of one another and were re-roofed within a few years of one another, so the neighborhood tends to arrive at decisions together. A second roof installed in, say, 2009 on a 1991 house is at or past fifteen years now. That is the point at which published Texas underwriting guidelines commonly move a composition roof out of windstorm and hail eligibility, or onto an actual-cash-value basis with underwriting approval — and at twenty years, generally out altogether.

Commonwealth is inside the City of Sugar Land, so permitting and inspections run through City Building Standards under the 2024 International Codes. Fort Bend Central Appraisal District gives the original build year; a City permit record is where a 2000s re-roof would appear if one was pulled.
